Auckland Property Market Update (September): Prices, Auction Stats & Forecast

I’m Diego Traglia, Lead Agent at Team Diego, Managing Director of NZREC (NZ Real Estate Conference), and a business owner at Harcourts Northwest Realty. Our team sells approximately one property every two days across Auckland, giving us a real-time view of what buyers and sellers are doing. We specialise in both the residential and development markets.

Headline Insight

Prices are still moderating, but buyer activity remains strong.

We are seeing solid interest across multiple property types, suburbs and price points, with buyers actively inspecting, bidding and making decisions.

What This Means

“Prices are softening, but buyers are not sitting on the sidelines.”

“We are seeing strong interest across different property types, suburbs and price points.”

“When buyers see value, they are still prepared to compete.”

What to Watch Next

We expect a significant increase in properties coming to market post-election, particularly through November.

More supply will give buyers greater choice and could place further pressure on prices in the short term.

My expectation is that prices may continue to moderate before flatlining in early 2027, with a more meaningful recovery beginning from Q2 2027.
